Responsibilities:
Financial Management
Oversight of financials including establish and administer estimated/actual pass-through expenses to include estimates, reconciliations and frequent reforecasting.
Oversight of collections and default proceedings.
Establish and ensure preparation of financial reports for managed properties as specified in respective management agreement; prepare annual operating budget for property and assist in preparation of capital budget.
Responsible for reforecast, cash flow/distribution or other analysis as dictated by management agreement or ownership.
Coordinate real estate tax review process for property.
Responsible for submittal of required forms and payment of all jurisdictional taxes by required deadlines.
Perform all lease administration duties including preparing vacant space for lease, verifying lease data and keep abreast of leasing activity.
Establish A/R and A/P guidelines, track performance and monitor recovery process
Personnel and Business Management
Assist in the pursuit of new business and/or growth of an existing.
Participate in appropriate professional and community organizations.
Perform various personnel functions including staffing and employee development, training and evaluation.
Maintain personal contact with tenants and owner representatives to ensure solid, reliable relationships.
Maintain excellent internal relationships such as property managers, operations managers, property administrators, accountants, security, engineering staff.
Maintain excellent external relationships such as tenants, vendors, owners, leasing agents, brokers.
Exhibit leadership and promote staff development by setting examples as an effective role model
Promote and encourage professional development of all staff.
Show mentorship to direct reports and accountability for development of internal staff
Maintenance Management
Responsible for ensuring routine thorough on-site property inspections to prevent/identify problems and coordinate with engineering team.
Ensure adherence to Lincoln policies and procedures.
Oversight of construction efforts encompassing tenant build outs and building improvements.
Oversight of service contract requirements, prepare specs, bid, negotiate and manage vendor contracts as directed.
Adhere to Lincoln preferred vendor programs.
Accountable for ensuring safety guidelines
Risk Management/Legal
Responsibility for adherence to insurance requirements for property (tenants) and associated vendors/suppliers
General

Qualifications:
Bachelors Degree preferred or equivalent combination of education, training and experience
Minimum of five to seven years of commercial property management experience is required
Proficiency in Microsoft Suite including Word, PowerPoint and Excel
Experience with accounting for third party clients, MRI Accounting Software, Yardi and Kardin budget software preferred
Analytical ability to review financial statements in addition to creating financial plans and oversight of operating budgets
Previous supervisory experience is preferred
Strong written and verbal communication skills.
Ability to understand and carry out industry specific concepts.
Excellent time management and general organizational skills
