Maintenance Manager
This position supervises Maintenance Staff, Make Ready, Groundskeepers and Housekeepers while meeting the Company’s standards for cleanliness, appearance, safety, and overall functionality of multiple communities in a given area.

Directs and oversees maintenance staff and ensures all areas of the communities are maintained.
Supports and monitors team performance by assisting with skill development.

Assist in recruiting and hiring effective staff.
Provide on-the-job training and ensure that all company policies and procedures are followed.
Clarify expectations, prioritize, and schedule work of staff.
Give feedback regularly and assist with formal written evaluations.
Achieve cooperation among staff and other departments while building trust and loyalty to the company.
Manages the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins.
Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
Review time sheets and review for accuracy and approve on time for each pay period.
Check all appliances, sinks, faucets, commodes, drapes, blinds, etc.
Review condition of floors, walls, linoleum, tile, etc.
And alert Property Manager to work that will require contracted services.
Monitors make ready progress and inform Property Manager Work/coordinate with Property Manager when necessary on special maintenance projects.

Work with Property Managers in managing the budget and expenditure.
Manage adequate inventory of supplies in order that work is not delayed.
Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Willing to work a flexible schedule to accommodate after-hours and weekend emergencies.
Promotes a positive image of the apartment community and management company.
